Transaction Coordination Services

Buyer Side - $350

  • Review purchase agreement, counteroffers, and all addendums.
  • Ensure everything is fully executed with proper dates, initials, signatures, and the broker information is completed.
  • Ensure seller disclosures are provided within contract timelines.
  • Ensure your buyer is provided a copy of all reports and booklets that are provided and/or required.
  • Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.
  • Maintain constant contact with all parties involved for status updates as well as items outstanding.
  • Ensure that escrow is in receipt of Home Warranty Invoice and Commission Instructions.
  • Track the contingency timelines and issue reminders.

Agent Responsiblities

  • Review the Draft Escrow instructions.
  • Include TC in all email correspondence.
  • Provide us will all required broker disclosures and documents.
  • Schedule all Appointments (Home Inspection, Termite, Final Walk Thru, etc...).
  • Provide copy of all reports and disclosures.
  • Negotiate repairs or any changes to contract.
  • Advise the client regarding Contingency removals (we will remind of you all dates and time-frames).
  • Complete AVID - Agent Visual Inspection.
  • Complete - VP Final Verification of Property Inspection

Seller Side - $350

  • Open escrow, obtain file number and request the Escrow Instructions, Commission Instructions and Preliminaries.
  • Contact all parties and introduce our role in the transaction as your Personal Transaction Coordinator.
  • Thoroughly review the Purchase Agreement, Counter Offers, and Amendments to ensure that each document is fully executed with proper dates, initials, signatures and broker information.
  • Supply the executed Purchase Agreement to all parties involved in the transaction.
  • Enter all of the contacts, appropriate dates and documents into the transaction management service software.
  • Order the Natural Hazard Report.
  • Prepare a Full Disclosure Package including all of the required C.A.R., broker forms and documents - we will then deliver these via mail, email or DocuSign directly to you and/or your seller.
  • Provide a completed Seller Disclosure Package and deliver to the buyer's agent and monitor a timely return, as well as ensure that all contract time-lines are adhered to.
  • Upload all documents, disclosures and reports into the transaction management service software as each one is received or fully executed throughout the transaction process.
  • Ensure that escrow has received all documents including the termite report, zone report, home warranty invoices, commission instructions and any other required documents.
  • Make sure that all disclosures and reports have been provided and ensure that all signatures, initials and dates have been completed.
  • Maintain weekly contact with all parties involved for status updates as well as items needing attention or that are outstanding.
  • Fully complete and deliver the completed digital paper file (PDF) to you or your broker.
